Our Story

Total Construction was founded in 2020 with a genuine commitment to our industry and our clients’ needs. We emphasize proper due diligence and maintaining project budgets and schedules.

Our experience with New England-based general contractors leading construction operations for prominent Boston-based commercial real estate developer has fostered a solid understanding of the risk faced by owners and investors.

Led by Joe Grullon and Matt Chakalis, we offer a comprehensive range of services including construction management, design/build, general contracting, pre-construction consulting, and site development of commercial real estate.

Joe Grullon

Principal | Director of Construction

As manager of Total Construction, Joe is involved with many project-related tasks from pre-construction through certificate of occupancy. With a background in design build, general contracting, and a strong network of design professionals, contractors, and vendors, Total Construction is a single point of contact for preliminary budgeting, conceptual to permitting design, value engineering, and construction.

Over his career, Joe has held the position of project superintendent, project manager, owner representative, estimator & procurement specialist; often handling several of these roles on multi-million dollar projects.

Prior to construction management, Joe began his career as a carpenter. Several years of working hands-on in the field produced a passion for building, a blue-collar work ethic, an eye for attention to detail and an understanding of construction feasibility.

Real field experience combined with a Bachelor’s degree in construction management was a catalyst for transitioning to project supervision and project management.

Joe’s entrepreneurial drive led him to start Total Construction in 2020, producing top quality facilities for clients across New England.

Matt Chakalis

Principal | Director of Business

Matt Chakalis founded Total Construction when he identified a common challenge for property owners and managers: finding reliable firms prioritizing communication, competitive pricing, and project success. Total Construction is a one-stop Commercial Construction firm that offers comprehensive commercial real estate solutions.

Matt’s background includes managing ground-up development projects from concept to completion. Notable projects include a 1.2 million sq. ft. Ashland, VA warehouse and three 100,000 sq. ft. El Paso, Texas warehouses, all pre-leased before completion. He has also overseen multiple medical office buildouts, upscale downtown restaurants, and sophisticated lab building projects.

Matt excels at assembling top-notch teams for successful project delivery. He holds a Bachelor’s in Civil Engineering from Wentworth Institute of Technology, a Real Estate Finance Certificate from Boston University, and is a licensed Real Estate Broker and Construction Supervisor.

My project involved implementing owners required design elements into a spec building in a very short period of time, with a very strict deadline. We undertook a complex project of converting a 100,000 square foot office building into a flex/warehouse building which entailed removing the floor within a major portion of the existing building. Joe was extremely detail oriented and diligent, and he worked closely with all of the subcontractors to obtain detailed plans and pricing which was then communicated back to the owners.  Regrettably due to changes in the financial markets the project did not proceed, but our team was thoroughly impressed with Joe’s professionalism and attention to detail and would work with him again on another large-scale commercial project.
